The railway is one of the two main modes of transport of transport systems. In recent years, thanks to a series of breakthroughs in which innovation, speed and reliability have been redefined and implemented in transportation types on a global scale, railway transportation has reached an increasing importance and interest in both freight and passenger transportation. However, the most preferred mode of transportation is land transportation. Infrastructure investment costs for both types of transportation constitute significant amounts. In this research, the aim of this research is to investigate alternative income sources that will contribute to infrastructure costs in the preference of railway-road infrastructure investment and to put forward suggestions within the framework of the added values obtained from the piece of land that will remain in the case of railway preference. The data used in the research are of quantitative and secondary type and have been obtained from national and international official or semi-official organizations. In the light of the aforementioned data, direct (internal) infrastructure costs of highways and railways and their features were compared, infrastructure costs and land use were examined. In the study, the added values that can be obtained in case of choosing a double-structured high-speed railway network infrastructure instead of a standard highway-type highway construction were examined. For this purpose, both infrastructure constructions with a length of 500 km were compared and the additional added value that would be provided if the piece of land to be retained was used with industrial or agricultural production was tried to be expressed in terms of production amount and number of employment. In addition, railway and highway infrastructure construction provisions corresponding to the same amount of infrastructure investment were also investigated. According to the findings; It has been revealed that highway infrastructures occupy more land areas than railways and they carry less amount of transportation compared to railways in return for unit area usage. However, it has been observed that if railway construction is preferred instead of road construction, it is possible to reduce railway construction costs through agricultural or industrialbased indirect incomes of the remaining land or to obtain more railway construction with relatively the same amount of investment
